HOUSE RULES

for the “Year-Round Wooden Cabin by the Forest” in Nowy Prażmów


§ 1. General Provisions

  1. These House Rules (“Regulations”) define the terms of use of the Year-Round Wooden Cabin by the Forest located in Nowy Prażmów (the “Cabin”, the “Property”), including rules of order, safety, and the Guests’ responsibilities.

  3. These Regulations constitute an integral part of the accommodation rental agreement concluded with the Guest.
  4. By starting to use the Cabin (check-in, entering the property, staying overnight), the Guest confirms that they have read these Regulations and agree to comply with them, and ensures that all accompanying persons comply as well.
  5. Matters relating to reservations, payments, cancellations, complaints regarding the reservation process, and the processing of personal data are regulated separately in the Booking Regulations and the Privacy & Cookies Policy. These House Rules supplement those documents and regulate on-site stay.
  6. Detailed instructions for using the hot tub and sauna form appendices to these Regulations and are available inside the Cabin. Guests must read them before using the equipment.

§ 2. Definitions

For the purposes of these Regulations:

  1. Cabin / Property – the Year-Round Wooden Cabin by the Forest in Nowy Prażmów, together with its recreational outdoor area (terrace, fire pit, grill, hot tub, sauna, parking spaces, etc.).
  2. Guest – an adult individual who has concluded a rental agreement or who is staying in the Cabin; includes all persons staying with them.
  3. Landlord / Service Provider – the party identified in § 1 sec. 2.
  4. Hot Tub – an outdoor wood-fired tub available to Guests under the conditions specified in these Regulations and the user manual.
  5. Sauna – a wood-fired sauna made available under the rules defined herein and in the user instructions.
  6. Booking Regulations – a separate document governing the reservation process, payments, cancellations, etc.
  7. Refundable deposit – an amount charged at the time of booking as security for any damage to the Cabin or violation of the rules of stay, refundable at the end of the stay in accordance with these House Rules.

§ 3. Nature of Stay and Party Restrictions

  1. The Cabin is intended solely for relaxation and short-term tourist / leisure stays. It may not be used as a permanent residence or for business purposes.
  2. The following are strictly prohibited:
    • bachelor / bachelorette parties,
    • loud gatherings, events, or parties,
    • events with portable sound systems or DJs,
    • corporate or integration events.
  3. Guests must respect neighbours, nature (including the adjacent forest), and maintain peace and quiet in the surrounding area.

§ 4. Check-In, Stay, and Check-Out

  1. The standard stay time is (unless agreed otherwise):
    • from 12:00 on the day of arrival,
    • until 12:00 on the day of departure.
  2. Check-in takes place according to the instructions provided (access codes, key box).
  3. The Landlord may request:
    • verification of identity,
    • confirmation of the number of staying persons.
  4. The number of Guests may not exceed the number declared in the reservation.
  5. Visitors (non-registered persons) may stay on the Property only with prior consent and only between 8:00 and 22:00. Overnight stays by unregistered persons are prohibited.
  6. Before departure, Guests must:
    • leave the Cabin in an orderly condition,
    • close windows, turn off water and electrical devices,
    • return the keys / secure the key box as instructed.

§ 5. General Use of the Cabin

  1. Guests must use the Cabin responsibly and safely.
  2. Quiet hours: 22:00–8:00.
  3. Smoking (including e-cigarettes) is strictly prohibited inside the Cabin. Smoking is allowed only outdoors, with caution and in designated places.
  4. It is forbidden to:
    • use extra heaters, gas cookers, or other hazardous devices,
    • bring flammable, explosive, corrosive, or strongly odorous substances,
    • interfere with the electrical, water, or heating systems,
    • light fireworks or lanterns,
    • damage vegetation, fencing, or outdoor structures.
  5. Children under 18 must be supervised by an adult at all times.

§ 6. Cleanliness, Damages, and Responsibilities

  1. Guests must maintain cleanliness throughout their stay.
  2. Any faults or damages must be reported immediately.
  3. The Guest is financially responsible for all damages caused by themselves, accompanying persons, or their pets.
  4. In cases of severe violations, the Landlord may terminate the stay without refund.
  5. Before departure, the Guest must:
    • wash dishes or load them into the dishwasher,
    • tidy the kitchen and common areas.
  6. In connection with the provision of the Cabin and its equipment, including the hot tub, sauna, and recreational infrastructure, a refundable deposit of PLN 300 is charged at the time of booking.

The deposit is a security measure in case of:

  • damage to the equipment of the Cabin or on the premises of the Property,
  • damage to bedding, mattresses, or towels,
  • above-standard cleaning (e.g. heavy soiling, mud, animal hair on furniture or mattresses),
  • leaving waste in a manner inconsistent with the rules of segregation,
  • contamination of the Property grounds by animals,
  • other violations of these Regulations resulting in costs on the part of the Landlord.

If there is no damage and the Cabin is left in good condition, the deposit shall be refunded in full after the end of the stay, no later than within 3 working days from the date of the Guest’s departure.

In the event of damage or violation of the Regulations, the Landlord has the right to deduct from the deposit the costs of repair, cleaning, or restoration of the Cabin to its condition prior to the stay, based on documented costs.

If the amount of damage exceeds the value of the deposit, the Guest is obliged to cover the difference in accordance with the general provisions of the Civil Code.


§ 7. Wood-Fired Hot Tub

  1. The hot tub is an additional attraction governed by separate instructions.
  2. Only adults or supervised minors may use it.
  3. Use is not recommended for persons with:
    • heart disease or respiratory issues,
    • epilepsy, infections, fever,
    • pregnancy or menstruation,
    • alcohol or substance intoxication.
  4. It is strictly forbidden to light the stove before filling the tub to approx. 4/5 of its height.
  5. Prohibited:
    • jumping or diving into the tub,
    • bringing glass containers or food,
    • adding oils or substances to the water,
    • tampering with the stove or equipment.
  6. After use:
    • extinguish the fire,
    • cover the tub,
    • clean the surrounding area.

§ 8. Sauna

  1. Only adults or supervised minors may use the sauna.
  2. Not recommended for persons with:
    • heart conditions, hypertension, vascular issues,
    • thyroid disease, epilepsy, claustrophobia,
    • infections, asthma, fever,
    • pregnancy or menstruation,
    • alcohol or drug intoxication.
  3. Before entering:
    • use the toilet,
    • shower and dry thoroughly,
    • remove jewellery, glasses, watches, contact lenses,
    • enter with a towel or swimwear.
  4. Inside the sauna:
    • sit on a towel,
    • limit sessions to 8–15 minutes, with cooling breaks,
    • ensure hydration.
  5. Prohibited:
    • entering under the influence of alcohol,
    • bringing food or drinks (especially in glass),
    • pouring anything other than clean water onto the stove.
  6. After use, tidy the sauna.

§ 9. Grill, Fire Pit, and Terrace

  1. Designated areas are provided.
  2. It is forbidden to:
    • light fires on grass or in the forest,
    • leave fire unattended,
    • use flammable liquids for ignition.
  3. After use, the fire must be fully extinguished.

§ 10. Pets

  1. Pets are allowed only with prior approval and an additional fee.
  2. Owners must:
    • supervise pets,
    • prevent noise or aggression,
    • clean up after them,
    • prevent damage to furniture or the environment.
  3. Pets must not be allowed on beds or upholstered furniture. Additional cleaning fees may apply.

§ 11. Safety, Emergencies, Liability

  1. In case of:
    • fire,
    • threat to life or health,
    • major installation failure,
    the Guest must immediately contact emergency services (112 / 999 / 998) and inform the Landlord.
  2. The Landlord is not liable for:
    • valuables left in the Cabin,
    • damage due to improper use of equipment,
    • interruptions in utilities beyond their control.

§ 12. Complaints

  1. Issues regarding cleanliness, equipment, or comfort should be reported immediately.
  2. Complaints after departure may be submitted in writing within 14 days.

§ 13. Personal Data

  1. The controller of personal data is Justyna Czernik.
  2. Details are provided in the Privacy Policy.

§ 14. Final Provisions

  1. In matters not regulated herein, Polish law applies.
  2. Disputes should first be resolved amicably; otherwise, competent courts apply.
  3. The Regulations may be updated; the current version is available in the reservation system and in the Cabin.
